Roof Restoration
Commercial Roof Restoration in South Florida
Roof restoration repairs an aging flat or metal roof and seals it with a fluid-applied coating system, instead of tearing it off and replacing it. When the deck is sound and most of the roof is dry, restoration can add years of life with far less cost and disruption. ProFoam & Coatings restores commercial roofs across Broward, Palm Beach and Miami-Dade.
What roof restoration includes
Restoration isn’t just a coat of paint. It starts with finding and fixing what’s wrong: wet insulation is cut out and replaced, open seams and failed flashings are repaired, rusted fasteners are addressed and penetrations are sealed.
Once the roof is clean, repaired and primed, a coating system is applied to create a seamless, reflective membrane over the whole roof.

Restoration vs. replacement
Less disruption
No tear-off, so tenants and operations can usually continue.
Lower cost
You keep the existing roof and avoid disposal of old materials.
Less waste
Old roofing stays in place instead of going to a landfill.
Renewable
Many coating systems can be recoated later to extend the roof again.
Cooler roof
Reflective coatings lower the roof surface temperature.

Is your roof a good candidate?
The best candidates are roofs that are aging but still structurally sound: the deck is solid, most of the insulation is dry and the problems are concentrated in seams, flashings and surface wear.
Roofs with widespread saturation, a deteriorated deck or major structural issues usually need replacement. We inspect every roof before recommending restoration and give you a straight answer.

Restoration systems we use
We restore roofs with silicone, acrylic and spray foam roofing systems, and with metal roof coatings on steel roofs. The right system depends on the roof type, drainage and how the building is used.
For commercial owners, see our commercial roof coating page for how we schedule work around your operation.
Florida building code and the High-Velocity Hurricane Zone
Miami-Dade and Broward counties fall within the High-Velocity Hurricane Zone of the Florida Building Code, which sets stricter requirements for roofing work, and roofing work across Florida often requires a permit. Requirements depend on the roof, the system and the scope of the job.
We’ll walk you through what applies to your roof before work starts, so there are no surprises.

Frequently asked questions
How much does roof restoration cost compared to replacement?
Restoration usually costs less than a full tear-off and replacement because the existing roof stays in place. We give a written proposal after inspecting the roof.
How do you know if my roof can be restored?
We inspect the deck, check for wet insulation and look at seams, flashings and surface condition. If too much of the roof is wet or damaged, we’ll recommend replacement.
Can my building stay open during restoration?
Usually, yes. Restoration doesn’t involve a tear-off, and we schedule work around your operation.
Can a restored roof be restored again later?
Many coating systems can be cleaned and recoated later to extend the roof’s life again.
