Silicone Roof Coatings

Silicone Roof Coating in South Florida

Silicone roof coating is a seamless, high-solids coating applied over an existing flat or low-slope roof. It stands up to intense UV and handles ponding water better than most coatings, which makes it a strong fit for South Florida. ProFoam & Coatings installs silicone roof coatings across Broward, Palm Beach and Miami-Dade.

Why silicone works on Florida flat roofs

Flat roofs in South Florida deal with two big enemies: relentless sun and standing water after storms. Silicone is naturally resistant to UV, so it doesn’t chalk and break down as quickly as many other coatings, and it’s designed to handle ponding water that would damage other coating types.

Applied over a prepared roof, silicone cures into one continuous, waterproof membrane. A bright white silicone surface also reflects sunlight, keeping the roof and the space below cooler.

    Roofs that are good candidates

Silicone can go over many existing roof types, including modified bitumen, built-up roofs, single-ply membranes like TPO, metal roofs and spray foam roofs. The key is a sound deck and a mostly dry roof.

Before we recommend silicone, we inspect for wet insulation, damaged areas and adhesion. Wet sections are cut out and replaced, seams and flashings are repaired, and the roof is cleaned and primed where needed.

    Silicone vs. acrylic roof coating

Silicone is the better choice for roofs with ponding water and for maximum UV resistance. It costs more up front and is harder for other materials to stick to later, so future recoats are usually silicone as well.

Acrylic is economical and reflective, and it works well on roofs with good slope and drainage. It isn’t designed for standing water.

    Frequently asked questions

Can silicone go over a roof with ponding water?

Silicone is designed to handle ponding water better than most coatings. We still look at drainage and fix problem areas where it makes sense.

How long does a silicone roof coating last?

Life depends on the coating thickness, roof condition and exposure. Silicone roofs can typically be renewed with another silicone coat instead of a tear-off.

Can you coat over a TPO roof with silicone?

Often, yes, with the right cleaning and primer. We check the membrane’s condition and adhesion first.

How much does silicone roof coating cost?

It depends on roof size, condition, repairs and coating thickness. We provide a free written proposal after an inspection.
